Why fire shutters need attention
Fire shutters close automatically during a fire to stop flames and smoke spreading between compartments. They might sit unused for years, but they must close reliably when it matters. A fire shutter that's jammed, blocked or disconnected from its release system is a real safety and compliance risk.
In Singapore, building owners and management are responsible for keeping fire safety systems in good working condition, and this matters during fire certificate renewal and inspections. Fire shutter products themselves are covered by the Singapore Standard for fire shutters (SS 489).
Common fire shutter faults
- Shutter doesn't close fully during a drop test, or stops short of the floor
- Shutter closes too fast or too slow (governor or brake issue)
- Damaged curtain, guides or bottom bar, often from vehicle or trolley impact
- Release mechanism faults: fusible link, electromagnetic holder or control panel
- Fault signal or no signal to the fire alarm interface
- Obstructions in the shutter's closing path
Fire shutter servicing
Regular servicing helps make sure your fire shutters will work when needed:
- Visual inspection of the curtain, guides, housing and bottom bar
- Check the closing path is clear of obstructions
- Operational and drop tests (coordinated with building management)
- Check the release mechanism and fire alarm interface
- Lubrication, adjustment and a written report of findings
